Fitting Out Offices: Traditional Route vs Design & Build

We are often asked to advise Clients on which is the best procurement route for them to take in the fit out stage of a project.

We have listed below some of the pros and cons of the two routes:

Design & Build
  • Can be quicker than traditional if time is very tight
  • Less opportunity for conflict between Contractor and Designer
  • One stop shop principle is offered but not always fulfilled
  • Generally difficult to compare like for like costs and thereby difficult to demonstrate value for money
  • Significantly more expensive than traditional, as Design & Build Contractors generally have higher overheads.

Traditional Route

  • The Client has control over the design from the outset with no hidden agenda
  • Contractors bid on a like for like basis so the lowest cost can be achieved and value clearly demonstrated
  • Can take longer than Design & Build
  • Potential for conflict between Contractor and Designer if not properly managed.
