The Project
The principal objective was to reduce costs by releasing one floor for subletting, with no disruption to the day to day activities of the business of this 20,000 sq ft American Pharmaceuticals corporate.

Client Objectives
To replan one floor of the building to accommodate all the Staff previously on 2 floors and then to refurbish the other floor in order to sublet to a new Tenant in the shortest possible timeframe.

Key Facts
We provided strategic advice, Space Planning and Project Management of Fitting Out of 40,000 sq ft of offices with the Client in occupation.

Phase 1, was to replan the occupied floor to accommodate the whole company and subsequently move everyone onto that floor with no disruption to the business. Phase 2 was to prepare the vacant floor for letting. We organised the tendering process, going out to contractors for competitive bids and making a recommendation to the Client as to which contractor should be appointed.

The works were carried out with the Client in occupation throughout and included relocating partitions, fan coil units, lights, sprinkler heads, fire alarms etc. Noisy work was carried out at nights and weekends.
